Living in Suffolk

Suffolk suits buyers who want new construction, real negotiating room and a city still on the way up. The median sale price was $400,000 in September 2026, and Suffolk had 4.15 months of supply, the most on the Southside. New homes made up 44% of everything for sale. That's why I call it the most overlooked great buy in Hampton Roads.

It's a big city with very different corners: new subdivisions in Harbour View, historic homes downtown and acreage out past Driver. Commutes and HOA fees vary a lot between them. If you're weighing Suffolk, I'll help you find the part that fits your budget and timeline.

Across the region, new homes have a median asking price of $549,990, versus $389,000 for resale. Ask about rate buy-downs and closing cost credits before you sign.

Suffolk questions, answered

Is Suffolk a good place to buy right now?

For many buyers, yes. Suffolk had 4.15 months of supply in September 2026, the most on the Southside. That means more choice and more negotiating room than Virginia Beach or Chesapeake.

Should I buy new construction in Suffolk?

It's a big part of the market: 275 new homes were for sale, 44% of all Suffolk listings. Ask every builder about incentives, and confirm the HOA fee for the exact phase.

Harbour View or downtown Suffolk?

Harbour View gives you the newest homes and the shortest drive to Norfolk and Chesapeake, with more construction around you. Downtown gives you established character and lower prices today.

Do I need flood insurance in Suffolk?

Not for every home. Some waterfront and low-lying areas sit in higher-risk zones. Craig has seen flood insurance change a payment by $200–$300. Check the FEMA map, and ask if the seller's policy is assumable.
